OPERATIONAL OVERVIEW AND GUIDELINE FOR THE
BOARD OF DIRECTORS
I RESPONSIBILITIES OF THE BOARD OF DIRECTORS
A As elected residents of 'Association' , the Board has the duties of prudent
guidance of the Association through the authority of the CC&Rs and the Bylaws.
B The Board shall elect from members a President, Vice-President and Secretary-Treasurer to serve without compensation for one year. The election shall be held in June following the Board election in May of each year.

The Board shall retain a professional Association Management firm who shall be responsible for the general management of 'Association'. The Board shall negotiate terms and compensation for their services. The firm shall provide personnel, offices and the expertise necessary for Association non-profit property management.The employment contract and conditions shall be set out in writing and approved by the majority of the Board of Directors. The firm shall provide accounting and collection services, file necessary tax and Association filings, direct the employment of all necessary services and professional assistance to operate

The Board understands their duties as 'collective' with attention to the Bylaws and CC&Rs. The Management firm shall receive all requests, complaints, suggestions and matters concerning the Association's operations. The Officers and Board shall recognize the collective responsibility of the Board and the authority of the Management firm in day-to-day operation matters. The homeowner residents are requested to contact the management company directly for these day to day services. Any and all requests or matters shall be placed on the next agenda for Board review and action.E. The Officers and Board have three separate responsibilities to the homeowners:
1. Ongoing attention to the proper management of and general in scope and nature.
Develop an environment in the neighborhood of residents of pride, beauty and property value enhancement.2.
3. Encourage harmonious and cordial relationships of neighbors and homeowners

Social requests and activities
Major construction, contracts or legal activities
Block Watch Program
- The Board might consider an agenda for short and long range goals for
the benefit of the Association With realistic ambitions.
III. OFFICERS
